501 Taylor Young Variance Request

The residents of the Hue Vista Neighborhood would like to show our support in favor of the variance request for 501 Taylor Young Drive, Kirkwood, MO 63122. We have reviewed the requested variance and believe it will allow the new owners to build a house that will meet our neighborhood's standards. As our indentures require, homes in the neighborhood need to be ranch or split-level homes. As shown, the requested variance is reasonable for building a ranch consistent with others in the neighborhood. We thank you for your consideration of this request.

Why is this important?

We are Ronak and Meredith Sheth, and we recently purchased 501 Taylor Young. We're planning to build a new home on the site to live with our 15 month old daughter, Olivia. We currently live in Tower Grove South and are really excited to be part of the neighborhood. We had a chance to meet many of you at the annual meeting a couple weeks ago, which made us even more excited about joining the community. We're looking forward to meeting the rest of you soon.

One of the challenges with our lot is the buildable area based on the current setbacks as calculated by Kirkwood. Being a corner lot, both Taylor Young and Rayner are considered front yards with really large setbacks (77ft and 65 ft). Our architect is requesting a variance to change the setbacks to 45ft. See attached diagram that shows the setback we are requesting in red and our proposed build within that area. The blue line is the current setback - you will notice it's tiny! For reference, the current buildable area would allow for a 1,400sf ranch, and with our request approved, we plan to build a 2,700sf ranch.

We have created this online petition asking for support from our neighbors for this variance request. We have already submitted a letter from the trustees of the neighborhood association showing support but believe having more neighborhood support will be helpful.
