STOP CONDITIONAL USE INCENTIVES

Conditional Use Incentives to allow greater building height and increased density were created to encourage development in challenging locations. However, this exception has become the norm for virtually all multi-family residential & mixed use projects regardless of location. If left unchecked, Delray will lose its small town look and become over crowded.

Why is this important?

We believe the need for Conditional Use Incentives no longer exists for Delray Beach downtown development property. Goals in the Master Plan & Comprehensive Plan need to be updated and Land Use codes revised to minimize the risk of overbuilding in the downtown area. Until such time, a moratorium on Conditional Use Applications should be instituted immediately.
