Stop Short Term Rental Ban at Palm Desert Resorter

**PLEASE SIGN & SHARE IF YOU WOULD BE NEGATIVELY IMPACTED BY THIS CHANGE WHETHER YOU ARE A HOMEOWNER, CONTRACTOR, SERVICE PROVIDER, PROFESSIONAL, RENTER, INVESTOR, ETC**
The Board (5 people) are trying to enact a 27-day minimum rental requirement which would ELIMINATE ALL VACATION RENTALS / VRBO / AIRBNB throughout the Resorter.
This will affect ALL 960 homeowners as it will NEGATIVELY impact our property values and severely DECREASE income/visitors to the Clubhouse/golf course that we just purchased.
78% of homeowners are NON-resident absentee owners, only 22% homes are occupied/full-time residences.
Currently, this will NOT go to a community-wide vote, the Board will only read "comments" submitted on the subject despite this affecting nearly a thousand homes and our finances. This is an abuse of power.
Currently, there is a moratorium restricting short-term rentals less than seven (7) consecutive days in duration until May 31st, 2021. Now, the Board wants to revise the CC&R's to make a PERMANENT change to 27-DAY MINIMUM rentals.

Why is this important?
Short Term Rentals AKA Vacation Rentals, are the backbone to the Resorter's success as a community, with many repeat renters and snowbirds returning annually.
Restricting vacation rentals less than 27 days will severely impact The Resorter as it will:
- Severely NEGATIVELY impact property values as the ability to rent the home is one of the main driving forces of our faster than average property appreciation rates
- 78% of The Resorter homeowners are not primary residents and rent the homes in order to pay their mortgage. Only 22% actually live full-time at The Resorter
- Remove business and visitors to our golf course, pro shop and clubhouse/restaurants, decreasing their profits (which could fall onto homeowners to pay for)
- Eliminate renter/Clubhouse business acquired during golf, tennis and pickle ball tournaments
- Inability to rent their homes for rental income may increase the # of foreclosures and aesthetics of the neighborhood
- Financial hardship to nearly 80% of ALL homeowners
- Prevent homeowners from affording the $7,000 special assessment fee approved in 2020 and increased HOA monthly fees (announced 5/14/21), creating debts and un-affordability
- Effects other areas of the local economy (vacation rental agencies, housekeepers, property managers, handymen, etc)
