Oppose the Proposed 40-Story Tower at 444 W. Beech Street — Protect Little Italy

We demand a substantial reduction in the height and scale of the proposed 40-story tower at 444 W. Beech Street in Little Italy.

We call on the developer to revise the project and the City of San Diego to exercise its lawful authority to address the following concerns:

  • Height, Scale, Shadows & Light: Substantially reduce the tower's height and massing, assess impacts on sunlight and neighboring properties, and verify compliance with applicable FAA and airport safety requirements.

  • Traffic & Parking: Address increased congestion, parking demands, pedestrian safety, and neighborhood accessibility.

  • Safety & Emergency Preparedness: Demonstrate compliance with fire safety, emergency evacuation, emergency access, and infrastructure requirements.

  • Health & Quality of Life: Establish enforceable protections against construction noise, dust, vibration, and disruptions to surrounding residents and businesses.

We demand full transparency regarding zoning, density bonus provisions, airport-related restrictions, environmental determinations, and the legal basis for the proposed building height.

We call on the City to withhold or deny any discretionary approvals that fail to meet applicable legal requirements.

Our demand is clear: Substantially reduce the proposed 40-story tower and address its impacts on Little Italy before moving forward.

Why is this important?

The proposed 40-story tower at 444 W. Beech Street could permanently change the character and quality of life of San Diego's Little Italy neighborhood.

The concerns extend beyond the building itself. Its height and scale could significantly affect sunlight, privacy, traffic, parking, pedestrian safety, and emergency access. The property's proximity to San Diego International Airport also raises important questions about aviation safety and applicable height restrictions.

Construction could bring years of noise, dust, vibration, and disruption to surrounding homes and businesses. Once a building of this magnitude is constructed, its impacts cannot easily be reversed.

Little Italy is more than a development opportunity. It is an established community where residents, businesses, and visitors share limited streets, public spaces, and infrastructure. Decisions made today will affect this neighborhood for generations.

This is not about stopping development. It is about ensuring that development is responsible, appropriately scaled, and respects the people who live and work here.

The community deserves transparency, meaningful participation, and a development proposal that addresses these concerns before moving forward.

What happens at 444 W. Beech Street will help shape the future of Little Italy. Our community deserves a voice in that decision.
