Stop Unnecessary Development in Livingston
To the Town Council:
We, the residents of Livingston New Jersey, request that you vote no to the redevelopment plan for 45 South Livingston Avenue. At the July 24th Town Council meeting, we told you what we thought about this proposal: We do not want it, we think it's bad for our schools, we think it's bad for safety, we think it will significantly impact our quality of life, and that it will have deleterious effects on the character and feel of our community.
We would love to welcome more residents to town! However, not like this. It would have to be done in a planful, safe, and socially/ economically responsible way.
There are so many reasons why the propposed size and scope of development is unacceptable, and why we do not want it in our town. Here is a summary of what you were told on July 24th: Our schools are already overcrowded. Our children are poised to learn in trailers for the next academic year. Our water quality is already extremely poor. Power capacity is unclear. Our police, fire fighters, and emergency personnel are over stretched. Traffic, especially at peak times, is outrageous and dangerous up and down Livingston Avenue.
The Sherbrooke Parkway neighborhood in particular has a lot to lose. Their property values will greatly depreciate as a result of this monstrosity in their backyard. An engineer from our community warned about how it was literally impossible for the traffic generated from this project to be safe and manageable. A financial expert explained how there were more questions than answers when it came to the financial implications for our town. A teacher told you how the schools were overcrowded to the point of causing a safety concern. Other residents asked you what was it going to take for you to listen to us?
As our elected officials, we request that you act as we are requesting that you act. Please go back to the drawing board and come up with a reasonable, community enhancing redevelopment project that includes only retail establishments. 45 South Livingston Avenue is not the place to house almost 300 rental units sitting on top of a row of stores. A five-story building is an outrageous proposal for this site.
We voted you into office because we trust you, please do not violate this trust.
Choose community over perceived obligation to kowtow to wealthy developers. Stick up for the town and for the people.

Why is this important?
Additional residential apartments will put burden on already strained School System in Livingston NJ and Traffic Management as well as Township amenities such as Water, Sewage and Fire Departments. Furthermore, 45 South Livingston Ave is at the center (epicenter) of the most congested & dangerous intersection in Livingston. Building 276 apartments there would be disastrous/ detrimental for the entire Livingston community.
